            "content_html": "<p align=\"center\"><img width=\"600\" src=\"https://biancabuzea.com/blog/2021-03-14-gamestonk-terminal-the-next-best-thing-after-bloomberg-terminal_1.png\"></p>\n<br>\n<p>In this blogpost, I introduce Gamestonk Terminal, an open-source project that aims to be a comprehensive tool for financial analysis and stock market research. It includes functionalities for discovering stocks, market sentiment analysis, fundamental and technical analysis, due diligence, prediction techniques, and more.</p>\n<p>The open source code is available <a href=\"https://github.com/DidierRLopes/GamestonkTerminal\" target=\"_blank\" rel=\"noopener noreferrer\">here</a>.</p>\n<div style=\"border-top:1px solid #0088CC;margin:1.5em 0\"></div>\n<p>I come from a country where 94.3% of people own their homes. Homeownership there is the norm.\nI now live in Germany, where the ownership rate is much lower, around 46–47%, and if you zoom in on Berlin, it drops dramatically to 15–20%. Renting here isn’t a transition phase; it’s a long-term reality for many people.</p>\n<p>Seeing this difference made me want to better understand property investment in Germany, especially how it works in practice and how different the model that was previously familiar to me.</p>\n<p>Yesterday, I had a good opportunity to explore this by attending a property investment workshop by Financemate in Berlin. The workshop focused on understanding the local rules and working through concrete examples.</p>\n<h2 class=\"anchor anchorWithStickyNavbar_LWe7\" id=\"learning-the-local-rules-matters\">Learning the Local Rules Matters<a href=\"https://biancabuzea.com/blog/learning-about-property-investment#learning-the-local-rules-matters\" class=\"hash-link\" aria-label=\"Direct link to Learning the Local Rules Matters\" title=\"Direct link to Learning the Local Rules Matters\">​</a></h2>\n<p>One of the main points emphasized was how important it is to understand local regulations before making any assumptions about property investment.</p>\n<p>For example:</p>\n<ul>\n<li>\n<p>In Germany, the government offers subsidies for historical buildings</p>\n</li>\n<li>\n<p>Interest paid on a loan used to purchase an apartment can be tax-deductible when the property is used for business purposes</p>\n</li>\n</ul>\n<p>These are not universal rules and can vary significantly from country to country.</p>\n<h2 class=\"anchor anchorWithStickyNavbar_LWe7\" id=\"renting-out-property-is-treated-as-a-business\">Renting Out Property Is Treated as a Business<a href=\"https://biancabuzea.com/blog/learning-about-property-investment#renting-out-property-is-treated-as-a-business\" class=\"hash-link\" aria-label=\"Direct link to Renting Out Property Is Treated as a Business\" title=\"Direct link to Renting Out Property Is Treated as a Business\">​</a></h2>\n<p>Another key point is that buying an apartment to rent it out is considered a business activity in Germany.</p>\n<p>Because of this, several deductions apply, including:</p>\n<ul>\n<li>Interest on the loan</li>\n<li>Property management costs</li>\n<li>Running costs</li>\n<li>Depreciation</li>\n</ul>\n<p>This is different from buying an apartment for personal use, where these deductions generally do not apply.</p>\n<h2 class=\"anchor anchorWithStickyNavbar_LWe7\" id=\"depreciation-rules-in-germany\">Depreciation Rules in Germany<a href=\"https://biancabuzea.com/blog/learning-about-property-investment#depreciation-rules-in-germany\" class=\"hash-link\" aria-label=\"Direct link to Depreciation Rules in Germany\" title=\"Direct link to Depreciation Rules in Germany\">​</a></h2>\n<p>Depreciation was a large part of the discussion.</p>\n<p>Most residential buildings are considered to depreciate at 2% per year, which corresponds to 50 years.</p>\n<p>To stimulate housing construction, buildings constructed between 1 October 2023 and 30 September 2029 can be depreciated at 5% per year.</p>\n<p>A few important details:</p>\n<ul>\n<li>Depreciation starts per owner, meaning that if ownership changes, the depreciation period starts again</li>\n<li>For expats, it’s important to know that if you leave Germany, you may have to pay back the depreciation</li>\n</ul>\n<h2 class=\"anchor anchorWithStickyNavbar_LWe7\" id=\"working-through-the-numbers\">Working Through the Numbers<a href=\"https://biancabuzea.com/blog/learning-about-property-investment#working-through-the-numbers\" class=\"hash-link\" aria-label=\"Direct link to Working Through the Numbers\" title=\"Direct link to Working Through the Numbers\">​</a></h2>\n<p>During the workshop, we went through an example of purchasing a property and calculated the numbers step by step to understand how everything works in practice.</p>\n<p>We first did this on paper, and then used the Financemate app (<a href=\"https://financemate.de/\" target=\"_blank\" rel=\"noopener noreferrer\">https://financemate.de/</a>\n) to model the same scenario digitally and validate the calculations, as well as explore other options.
